- Rooms Included: Studios, bedrooms, kitchens with small dining areas [1 per unit], bathrooms [1 per unit] & living rooms are included in the pricing. One closet is included per room.
- Extra Room Costs: Large 'separate' dining rooms incur extra costs as well as second toilets, other extra rooms and larger hallways.
- Minor Repairs: A few small pieces per section of wall are included, old holes etc. Each wall section is prepped and also completely sanded for an even smoother finish.
- Major Repair Costs: Larger repairs need to be accounted for as well. Each piece of wall starting at 2'x2' would take about 2 extra hours of work to replace, spackle, sand and prime to get ready for paint.
- One Coat Of Paint: Is only included in the above pricing. Everything should cover with the same color of paint being used except really dirty and stained, oily sections [a small amount is allowable + we do try to clean the walls as well]. If larger fixes are needed primer then paint will need to be used with the possibility of two coats of paint being needed.
- Second Coat Costs: For each room that needs to be second coated there will be a separate cost added. See above for second coat pricing.
- What's Included: Ceilings, walls, windows [interior & wooden only], doors, frames and baseboards are included in the above pricing. Crown molding and other 'extra' trim incur extra time and materials costs.
- Apartment Size Restrictions: Only up to average and slightly larger than average apartment sizes are included in the above pricing. But don't worry! Most North & Central New Jersey area apartments fit into this category with only higher end living spaces being the exception.
- Other Extra Costs: Apartments which have extra storage spaces or closets as well as longer then average hallway spaces will need extra time and materials. See Below For some Extra Costs You May Incur.
- Final Cost: A final price will be given with your contract. The pricing on this page is only shown to give you a really good idea of what you apartment flip paint job will cost.
